RESTRICTIONS OF OWNERSHIP

Throughout ownership of a property on Overstone Park, the Lodge Owner must maintain a primary residence elsewhere in the world.

ANNUAL GROUND RENT & SERVICE CHARGE

For the year 1st July 2011 to 30th June 2012 the charges are as follows: Ground Rent £2027.51 including VAT & Service Charge £1449.88 including VAT. The service charge covers Dusk to Dawn Security / Gardening / Water Rates / Exterior Lighting / Road Maintenance / Refuse Collection / Upkeep of all Communal Areas.

EXTERNAL REDECORATION

It is a requirement of the underlease that each lodge is treated every 3 years with a proprietory wood stain. The price for this is not included in the Service Charge.

COUNCIL TAX

Daventry District Council Tax is payable at approximately £1200.00 per year
